A joint venture between award-winning housebuilder The Hill Group and leading housing association Peabody is demonstrating the impact of community-focused placemaking in the London Borough of Barking and Dagenham. An outstanding new collection of homes and amenities is launching at Dagenham Green, a new transformative mixed-use neighbourhood, this autumn. This inspiring new vision for a vibrant and diverse East London community is thoughtfully designed to empower residents and cultivate a strong sense of belonging. Dagenham Green is an exciting and ambitious neighbourhood of 3,500 homes, of which 1,640 will be affordable housing. Community and placemaking are at the heart of the project with homes centred around superb new green spaces for residents to enjoy, creating a new destination for the area. Spanning 10 acres of lush greenery, the development offers residents a rich natural landscape to enjoy. Highlights include a new urban park, 3,000 square metres of thoughtfully designed play areas for children, community growing spaces, charming pocket gardens, and more. Additionally, new cycle and pedestrian routes will make it easy to explore and connect with the surroundings.
Dagenham Green will include a new market square which will serve as the gateway to the neighbourhood, offering a vibrant hub for residents to socialise and shop. Enhancing the community-centric design, the development will also feature a brand-new secondary school and medical centre. In phase one, 1,600 square meters of non-residential space will be dedicated to creating inviting areas where people can join to enjoy quality time, making this a leading new neighbourhood. The whole area will have its own distinct character – a unique place that delivers an unrivalled sense of ‘home’.
Construction of the first phase, consisting of 935 beautifully-designed apartments began in March 2023, with the first residents expected to move in during summer 2025. Ranging from one to three bedrooms, the welcoming apartments are flexible and sustainable with a cool, contemporary finish, and all come with the luxury of their own private outside space.
The first phase will offer 247 homes for private sale, 360 build-to-rent properties, 135 affordable rent apartments, and 193 for shared ownership. Many homes will also be available to purchase using the Own New Rate Reducer scheme.
Honouring the site’s history, a heritage trail will commemorate the brave local women who championed equal pay rights in the 1960s. Striking to demand equitable pay for comparable work, the women at the former Ford factory, on which Dagenham Green is being built, played a key role in the journey towards the Equal Pay Act of 1970.
This vital and flourishing new community will tie the best of Dagenham’s urban and industrial heritage with new green spaces and green links, enhancing local facilities for the existing community, as well as those moving to Dagenham Green. The first phase of homes will reference the strong geometric forms of the surrounding industrial architecture while maximising views of the new urban park, creating a stunning balance between the area’s history and its new rich natural habitats. With a focus on well-being and the environment, the five-acre park will also pay homage to Dagenham’s marshlands; The Boardwalk area within the development features an expansive, wild pond will be accompanied by beautiful and tranquil water features, one of several habitats being created with an emphasis on biodiversity, climate resilience and quality greenspace access.
These natural spaces are part of a well-considered sustainability strategy at Dagenham Green that ensures new residents can minimise their carbon footprint. The future-focused strategy also commits to responsibly made design and construction decisions, healthy homes that support happy, sustainable lifestyles, thriving and inclusive community-building and zero carbon, all comfort homes. With this in mind, Dagenham Green will feature an air-source heat pump energy centre to produce low-carbon energy.
