More than one in 10 consumers (11%) who attend a livestream open house viewing are looking to sell a property within the next 12 months, according to Gavl.
Analysis of over 2,250 users carried out by the livestream viewing app reveals that 6% of new users during February were landlords.
A further 38% were prospective renters, 34% were looking to buy a property immediately and 11% were looking to buy in the next 12 months.
Since the start of February, any new user signing up to Gavl has been required to complete a field which best describes their ‘current property status’.
This highly effective element of the sign-up process helps agents to generate new instructions from livestream viewing events, while also streamlining applicant qualification – saving time for all parties.
A new way to generate instructions
With Gavl’s research showing at least 17% of attendees to livestream open house viewings are sellers or landlords, agents using the technology to market properties are provided with a new stream of prospects to follow up with.
After a livestream viewing hosted on Gavl, agents are given a full transcript as well as the name, contact details and current property status of all attendees.
“Sellers and landlords looking to list a property are attending livestream viewings as part of the research process,” explains Joel Smith, CEO of Gavl.
“They’ll want to see how much similar local homes are worth on the current market, as well as the property features and trends that are popular with applicants.”
He adds that an open house livestream viewing gives vendors and landlords the chance to scope out agents to see how they market properties and if they are a suitable fit for their requirements.
“If a property seller or landlord has already seen how you carry out livestream viewings and interact with consumers, the agent’s job when it comes to following up and securing the business is a lot easier,” Smith explains.
“Offering a livestream open house viewing is an instruction-winner in itself as landlords and vendors increasingly want to see their property marketed in this way due to the buzz it creates and its unrivalled efficiency.”
Buyer qualification has never been simpler
By being able to see a consumer’s current property status at the viewing stage, agents can save a significant amount of time on the qualification process.
Instantly grouping attendees to livestream viewings means no time is wasted speaking to tenants about the buying or selling process, while following up with prospective sellers and landlords can be prioritised.
“Agents can spend hours qualifying applicants before a viewing even takes place. If the initial qualification is not right, the chances of time-wasters turning up for viewings is high,” says Smith.
“Qualifying all interested parties at the viewing stage is hugely beneficial for agencies, reducing administration and frustration for team members. It can also save time for sellers and landlords, subsequently contributing to improved client satisfaction.”
He adds that by knowing when applicants are looking to transact, agents can prioritise more effectively while using their database to nurture those who aren’t ready to buy, sell, let or rent at the moment.
