Clive Emson Auctioneers was founded in 1989 to provide a high-profile auction facility for everyone – whether buying or selling. Our first auction in December of that year offered just 42 lots. Today we offer in excess of 1000 lots from eight auctions each year, covering southern England, from Norfolk to Cornwall and from the Isle of Wight to above the M4 corridor and everywhere in between.
We offer a wide variety of lots, ranging from vacant residential & commercial properties, many in need of improvement and refurbishment to varying degrees; investment properties; garages; land; development and conversion opportunities as well as the unusual.
We act on behalf of various Local Authorities, Companies, Executors, Property Professionals, private clients, as well as Receivers, Administrators and Trustees alike with a firm commitment to quality and service.
Selling by auction is arguably the fairest and most transparent means of obtaining the best possible price on the day in open competition and is ideal especially where the seller needs to demonstrate an arm’s length transaction. Perhaps one of the main reasons why many lots will be offered by auction rather than through an estate agency. Not forgetting that if the reserve price or more is achieved, contracts are exchanged at the fall of the electronic gavel with the standard completion 20 business days later.
Our team of experienced Auction appraisers will usually inspect a property or piece of land and advise the seller/s on a suitable guide and reserve. Upon receiving instructions, we will write to the acting solicitors requesting the information we need, asking them to prepare a legal pack. Once received this is uploaded to our website for prospective buyers to download.
When the bidding goes ‘live’ online, so long as you have internet connection, sellers will be able to watch as the bids are placed ‘real time’
Our auctions offer convenience and speed for buyers too. Buyers will be able to register for and download legal packs; watch walk through videos (as applicable) or even view properties in person (where appropriate). It will be prudent for all buyers to be pro-active and make all their usual enquiries prior to bidding.
Prior to placing a bid, prospective bidders will need to pre-register, complete the AML requirements and once approved will be able to view and bid on chosen lot/s from the comfort of a favourite chair, whether at home, in the office or even while on holiday.
